Why ValuCheck

Most protests fail.
Here's how to build a stronger case.

Most homeowners bring one or two Zillow listings and lose. EPCAD appraisers know exactly how to dismiss weak evidence. ValuCheck builds a three-tier legal case using the same data EPCAD uses — so their own numbers argue against them.

How It Works

Three steps. One protest packet.

STEP 01

Enter Your Address

We look up your property in EPCAD's public appraisal roll instantly. No account, no login.

STEP 02

We Find the Evidence

Three tiers: closed sales, active listings, and neighbors assessed lower than you.

STEP 03

Download Your Packet

7-page, print-ready protest packet with comp grids, adjustments, cover letter & ARB hearing script.

Evidence System

Three tiers. One strong case.

Tier 1 · Strongest

Closed Sales

Recent transactions from EPCAD deed records. What buyers actually paid for homes like yours.

Tier 2 · Supporting

Active Listings

Current asking prices on comparable homes. No rational buyer pays above today's asking price.

Tier 3 · Legal Right

Equal & Uniform

EPCAD's own data used against them. Texas law requires similar homes be taxed similarly. §41.43(b)(3).

Common questions.

How close are the comparable properties to my home?
ValuCheck prioritizes comps within 0.5 miles of your property. Distance is printed on every comp in your report so the ARB panel can see exactly how close each one is.
Can EPCAD raise my value if I protest?
No. Under Texas Tax Code §41.43, the ARB cannot increase your value during a protest. The worst outcome is your value stays the same.
What if I lose at the ARB hearing?
You can appeal to binding arbitration (properties under $5M) or district court within 60 days of the ARB order.
Do I need a lawyer?
Not for the ARB hearing. Texas law allows any property owner to represent themselves. ValuCheck gives you everything you need.
When is the deadline?
May 15, 2026 — or 30 days from your notice date, whichever is later. File Form 50-132 at epcad.org.
What data does ValuCheck use?
Official EPCAD public appraisal records, deed data, and current Redfin active listings. All public domain, updated regularly.
